Tips for the New Year

Buying or selling a home can be troublesome for many of us. Luckily, our resident real estate expert, Emily McBride is here to help compile a list of “must do’s” in order to be sure that you have your bases covered.
If buying a home is in your list of New Year’s Resolutions, here is a checklist of things you can do to get the process started:
1. Make a budget. Look at what you spend each month, where your money is going, and if you have any pay increases on the way. Look for areas where you can reduce money to save for your down-payment.
2. Grow your down-payment as much as you can!
3. Speak with a mortgage lender who can educate you on loan programs, how much you might need for a down-payment and how much you can afford.
4. Speak with a Realtor ™ to see properties in the price range your mortgage lender tells you that you can afford. See if the properties in your price range will work for your lifestyle.
5. Find a home you like and write an offer!
6. Contact your Realtor™ to help you conduct the necessary reports and inspections on your new home to ensure you know what you’re buying.
7. Close escrow and move in to your new home….
If selling a home is on your list of New Year’s Resolutions, here is a checklist of things you can do to get started:
1. Consider why you want to sell your home and where you are going next. Are you upgrading or moving to a smaller property? What are you looking for in your next home? Make sure that moving makes sense for you and your situation.
2. Meet with a Realtor™ who can go over all the things you can do to get your property ready to show on the market. (This list might include new paint, some gardening, some cleaning, etc.) Your Realtor™ will also help you reach a selling point that best suits your situation.
3. Your Realtor™ will then schedule a photographer, create fliers, and do all the marketing work necessary to get ready to put the home on the market.
4. Review the offers as they come in with your Realtor™.
5. Be out shopping for homes while your house is for sale (or in escrow) so that you have a new place to go when the sale of your home is complete.
6. Move in to your new home!

Comprar o vender una casa puede resultar ser molesto para muchos de nosotros. Afortunadamente, nuestra experta en bienes raíces, Emily McBride está aquí para recopilar una lista de lo que debe de hacer para estar seguro que tiene cubiertas todas las bases.
Si una de sus Resoluciones de Año Nuevo es comprar una casa, aquí tiene una lista de cosas que usted puede hacer para comenzar el proceso:
1. Haga un presupuesto. Determine cuánto gasta mensualmente, dónde se va su dinero, y si está por recibir algún aumento de sueldo. Busque lugares donde puede reducir gastos para poder ahorrar para el pago inicial.
2. ¡Haga crecer el pago inicial lo más que se pueda!
3. Hable con un prestamista para que le empiece a enseñar acerca de los programas de prestamos hipotecarios, cuánto va a necesitar para su pago inicial y cuánto va a poder usted pagar por su casa.
4. Hable con un corredor de bienes raíces para que le enseñe propiedades que estén dentro de lo que el prestamista hipotecario le haya dicho que puede usted pagar. Decida si las propiedades dentro de su presupuesto son apropiadas para su estilo de vida.
5. ¡Encuentre una casa que le guste y haga una oferta por escrito!
6. Hable con un corredor de bienes raíces para que le ayude a hacer los informes y las inspecciones de su casa nueva necesarios para estar seguro de que usted sabe lo que está comprando.
7. Cierre la compra y múdese a su casa nueva….
Si una de sus Resoluciones de Año Nuevo es vender una casa, aquí tiene una lista de cosas que usted puede hacer para comenzar:
1. Considere por qué quiere vender su casa y hacia dónde va. ¿Está usted creciendo o se va a mudar a una propiedad más pequeña? ¿Qué busca en su próximo hogar? Asegúrese que mudarse sea razonable para usted y su situación.
2. Reúnase con un corredor de bienes raíces que le pueda indicar todas las cosas que usted pueda hacer para que su propiedad esté lista para poner en venta en el mercado. (Esta lista puede incluir pintura nueva, hacer trabajo en el jardín, algo de limpieza, etc.) Su corredor de bienes raíces también lo ayudará a llegar a un precio de venta (is this what the original means by “ a selling point that best suits your situation “?) que le convenga dada su situación.
3. Su corredor de bienes raíces entonces hará una cita con un fotógrafo, creará folletos, y hará todo el trabajo de mercadotecnia necesario para poner a la venta su casa.
4. Revise las ofertas que le lleguen con su corredor de bienes raíces.
5. Mientras su casa esté en venta vaya a ver otras casas para que usted tenga una casa nueva donde vivir cuando se cierre la venta de su casa.
6. ¡Múdese a su casa nueva!
